- Not included in the price: the local tourist tax, amounting to € 1.75 pppn (€ 2.50 from January 2024), to be paid on site.
- Prices are for a minimum stay of five nights per apartment per night with an occupancy of two adults.
- For each additional adult guest we charge €30/night.
- During high season, the minimum stay is seven nights with Saturday as the arrival and departure day.
- Payment: Payment is taken on site, preferably in cash. We also accept the following means of payment: non-transferable cheque, advance bank transfer.
We are happy to receive written reservations via e-mail. The reservation becomes valid as soon as the deposit of 20% of the total price is paid.

The deposit will not be refunded in case of cancellation. In addition, the cancellation conditions listed below apply.
Cancellation conditions according to Art. 1382 ZGB
The Italian Consumer Protection Code does not provide for the right of withdrawal. Nevertheless, we grant a right of withdrawal under the following conditions, in compliance with Art. 1382 of the Italian Civil Code:
Until 8 weeks before the arrival date at the latest, the reservation can be cancelled without paying a cancellation fee. Only the deposit will be retained.
In case of cancellation from 8 to 4 weeks before the arrival date, the guest is charged 40% of the agreed booking price.
Within the last 4 weeks before arrival, the cancellation fee is 70% of the booking price.
In case of non-appearance (“no show”) or early departure of the guest, the fee for the entire booking period is owed in full.
Please inform us promptly if you need to cancel your holiday.

On the day of arrival, your holiday apartment will be at your disposal from 3 p.m. (or earlier by prior arrangement). On the day of departure, checkout time is by 9 a.m.
Parking is free.
On request, we are happy to bring you freshly baked bread rolls in the morning – all you need to do is book this service by 3 p.m. on the day before. Nature. the supermarket in Völs is only a 2-minute drive or 20-minute walk away.
Our apartments are provided with Sat TV and complimentary Wi-Fi.
On arrival, you will receive a complimentary Südtirol Alto Adige Guest Pass – a guest card you can use to travel for free on public buses and trains throughout the Seiser Alm area and South Tyrol. For more information, click here.
